Acquisitions / Dispositions

The management team at Premier have been involved in literally hundreds of commercial property transactions over 25+ years, not just as brokers but also as principals. We have been buyers and sellers of just about every type and size of property imaginable. We are experts in financially analyzing properties, repositioning properties for sale, negotiating purchase and sale agreements, securing and negotiating the best financing, performing due diligence, and executing successful closings.

Premier is able to assist clients with a range of related services, from simple advice and consulting to completely handling all aspects of the entire transaction. The value we can add to your transaction will greatly exceed our modest fees. Our role is that of owner representative, so we are not commissioned or selling services. Leasing

The Premier Team has sourced, negotiated and executed thousands of commercial leases over the years, both for ourselves and our clients. While we do have brokerage capabilities, being licensed in all local jurisdictions, we are not a brokerage company and we do not represent tenants or buildings that we do not manage. We only represent you, our clients, and our only goal is to maximize value to the owner with every lease. We will find and retain the best listing broker for your property and negotiate the best fee arrangements on your behalf, help develop the best marketing plan, interface with the brokers regularly and provide guidance on how to approach each prospect, prepare any needed documents, negotiate the transaction (with owner’s input and approval), and see the lease through execution, tenant fit out, and occupancy.

Construction Management

Capital improvements and tenant fit outs need to be bid, managed, and delivered on time — all without disrupting the existing tenants and building uses. The Premier Team has overseen hundreds of projects ranging from paving and roof replacements to lobby and bathroom upgrades, and from historic renovations to control system upgrades. And we have experience with every type of facility and tenant fit out imaginable, including office, medical, retail, government, multifamily, and industrial. Construction Management is a service that we offer our clients on an as needed basis. We generally handle smaller Construction Management projects for our clients at no extra fee. At our clients’ request, we have the expertise to handle larger projects from design and bidding through construction and delivery, all at very competitive fees.

Facilities Management

Some of our institutional and corporate clients both own and occupy their buildings. For those clients Premier can take over full management of the property for the owner. We can provide onsite labor as needed, manage daily maintenance, contract for all required building services, advise on and implement capital plans, interface with local governments for inspections and reporting, and report to your Board on matters of building operations. Additionally, if there is a desire to sublet some of the building to offset costs, Premier can assist in that process, from obtaining tenants to managing the tenancies once they are in place. We take the hassle out of property operations so that your team can spend more time focusing on your mission.
